Independent landlord electrical inspections
Every private landlord in England must have the fixed electrical installation in a rented home inspected and tested at least every five years. We carry out those inspections, known as EICRs or landlord electrical safety certificates, across Greater Manchester and north-east Cheshire.
Inspections are independent. No repair work is quoted or discussed on the day, and the report reflects only the condition of the installation. If anything needs putting right, you get a separate fixed quote once the report is issued, and you’re free to use any contractor.
We’re based in Sale and work Monday to Saturday, 8am to 6pm, for landlords with one property, portfolio owners, HMO landlords and the letting agents who manage them.

How it works
Tell us about the property
Send the address, the number of bedrooms or letting rooms, and roughly how many consumer units there are. For a portfolio, a simple list is fine.
Fixed price confirmed
We confirm a fixed total price for each property and agree a date that suits you, your agent and your tenants.
Access arranged
You or your agent give tenants notice and arrange access to every room.
Inspection and testing
We inspect and test the installation to BS 7671, keeping disruption to tenants to a minimum.
Report and next steps
You receive the report with a plain-English summary of anything that needs attention, and a separate fixed quote for any remedial work.

Do landlords legally need an EICR?
Yes. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, privately rented homes must be inspected and tested at least every five years, or sooner if the last report says so.
How much does a landlord EICR cost?
From for a studio or 1 bedroom home, and from for an HMO with 3 to 4 letting rooms. Every price is the total you pay for the inspection and report.
Is an EICR the same as an electrical safety certificate?
Yes. Landlords often call it an electrical safety certificate; the formal name is an Electrical Installation Condition Report.
What happens if my property fails?
The report lists what needs putting right, usually within 28 days. You can ask us for a separate fixed quote or use another contractor, then give written confirmation to your tenants and, if asked, the council.
Do you work with letting agents?
Yes. We schedule inspections around tenants, and send reports and any remedial quotes through the agency with the landlord copied in.
